
Alerts are constantly appearing, stating the same thing: Check anything created by AI. It can be wrong.
And I have found AI to be wrong in 5 different responses.
#1 — Taking the NMLS SAFE Test: AI SAID: “Before you can take the NMLS SAFE test, you must complete a 20-hour course.”
NMLS SAYS: No, you are not required to take a pre-licensure course before taking the test. However, whether or not you choose to complete a preparation course before taking the test, you are still required to complete at least 20 hours of pre-licensure education.
#2 — The 70-Year-Old, 30-Year Licensee Exemption: AI said: “If you are over 70 years of age and have been licensed for 30 years, you do not have to complete any continuing education.”
California Business & Professions Code §10170.8 says: Real estate licensees who submit satisfactory evidence to the Commissioner that they are 70 years of age or older and have been “licensees in good standing” for 30 continuous years in California are exempt from the continuing education requirements for license renewal. “AI missed good standing and continuous”
#3 — AB 1421 and Your Gas Taxes: AI said: “California AB 1421 will raise your gas taxes, as you will soon be paying a mileage-based tax.”
AB1421: There is no gas tax bill currently in the Assembly. AB1421 is a bill to extend the time limit for establishing a committee to write a report on how a mileage tax could be designed as an alternative to the current gas pump taxes. #4 — How Many REALTORS® Are in California? AI said: “There are approximately 408,393 REALTORS® in the state of California.”
The California Association of REALTORS® website says: Total Members: approximately 190,000 REALTORS®. AI is confused. They considered all DRE licensees REALTORS®.
#5 — The Loan Estimate and “Business Days” AI said: “A Loan Estimate must be delivered within three business days after receiving a completed application. This is not three calendar days. It is three business days, which excludes only Sundays and Federal Holidays.”
Check the actual regulation. Under TILA, 12 CFR §1026.2(a)(3): “Business day” means a day on which the creditor’s offices are open to the public for carrying on substantially all of its business functions.
If AI can be wrong about these things, where else might it be wrong?
Google has also been wrong many times, and Wikipedia is definitely far from perfect.
And before the internet, our encyclopedias were wrong. Isn’t this working thing fun and so easy?
