Jim Eszlinger of First California Lending is a most valued instructor for DGE. He has been teaching MLO CE courses since the beginning in 2010. Our students love him, and so does our staff. When he speaks, I listen.
Jim recently sent me an alert about an important new congressional Bill, HR 2808. His email alert follows:
Homebuyers Privacy Protection Act (H.R. 2808)is designed to protect consumers by curbing the sale of “Trigger Leads”. The new law amends the Fair Credit Reporting Act to restrict credit reporting agencies from selling a consumer credit report to third parties when a Loan officer runs a credit report. It stops all the annoying phone calls, emails, etc to the borrowers from other Lenders. It was signed into law September 5, 2025 and becomes effective March 2026.

According to National Association of Mortgage Brokers (NAMB) President Jim Nabors: “It is not unusual for bank customers to receive 100+ misleading texts, phone calls, and emails within the first 24 hours of applying for a mortgage and the passage of this bill will go a long way in relieving this burden to homebuyers.”
There is one interesting aspect to the bill:
HR 2808 passed out of the Financial Services Committee by a unanimous vote of 46-0 on June 10, 2025, and passed the House of Representatives by voice vote on June 23, 2025. It passed the Senate by unanimous consent on August 2, 2025.
