Don’t Let The Bed Bugs Bite

bed bug fear or bedbug worry concept as a cast shadow of a a parasitic insect pest resting on a pillow and sheets as a symbol and metaphor for the anxiety horror and danger of a bloodsucking parasite living inside your mattress.

When I Was A Child In Central Wisconsin

Many relatives would say at bedtime, “Sleep tight, don’t let the bed bugs bite.” That was not a good thing to be thinking about when you are in bed.

Also, they said other times, “If I should die before I wake, I pray the Lord my Soul to take”, and that was also scary. I was not thinking of dying at that age.

Now On The Topic of Bed Bugs

The State Senate and Assembly did not have much to do in 2016, so they tackled the job of bed bugs.

They passed AB551 that established California Civil Code 1954.603. You will not believe it.

It went into effect on July 1, 2017, and I know of very few people who are aware of the new Bed Bug Regulations for Landlords.

This requirement is now in effect for new tenants and for all other tenants on January 1, 2018. A PDF copy is attached at the link below.

Bed Bug Disclosure

Landlords Must Give New Renters/Lessees Information About Bed Bugs

Eight specific sentences are required. They describe bed bugs in detail, their life cycle, survival, bites, common signs, and web sites for more information, etc.

#7 requires tenants to report suspected infestations to the landlord or property manager, etc.

#8 requires landlords to notify tenants of any units inspected by professionals within 2 days of inspection receipts and this includes common areas.

CAR Has A New Form Out As Of June 2017

It is form BBD, Bed Bug Disclosure.

Worth taking notice and have it available for newbies. Just another Disclosure along with Agency, Hazard Disclosures, etc.

When I decided to write about this new form, I visited Google Search. Lots of interesting information or I might say disgusting information.

My friend Paul Scheper’s college roommate and Harvard football teammate has an excellent video with vivid photos and live exhibits. He can be found on Google and he goes by the name, Dr. Oz.

I have a single family rental. Tenants there for 7 years. Last year he said he had bed bugs. I told him someone brought them in to handle it. He sprayed etc. This June he said they were still there. In April with CAR this bill was on my radar. Pest control firm $900 for three treatments 60% chance of success. Fumigation $2700 with a credit for the $900.
Ouch!! Duane do you know if the Landlord is responsible for relocation during the fumigation?

I have no idea about bed bug laws. Do not believe I have ever any serious problems, and in the late 60’s I managed about 3700 units. I have always had the felling that if I rent you a clean apt. you brought in the bed bugs. They would have a tough time getting me to pay for a hotel room.

Don’t forget the popular kids jump rope songs of “Ring around the rosie” that was about the Bubonic Plague – infection, covering the stench and eventually cremation (“ashes ashes, we all fall down”).

If that wasn’t bad enough, there’s “Lizzie Borden gave her mother 40 wacks..” was about Lizzie Borden murdering her parents with an axe.

Crazy, the stuff we teach our kids.

Yes, we do teach weird things. Goldilocks was a trespasser, and thousands, no millions of young girls have been devastated waiting for the just-right Prince Charming. That is a fairy tale.
